Who Pays for Electricity Used by Residents?
Billing should be agreed before chargers become operational.
Connecting chargers directly to common-area electricity without individual monitoring can create disputes because residents without electric cars may effectively subsidise people charging vehicles.
A better arrangement is usually dedicated metering or a charging management system that records consumption by user.
Sub-metering is already used in Nigerian estates to separate electricity consumption between residents and shared facilities, making the same principle useful for communal EV charging.

There is no reliable one-price-fits-all quotation for EV charging for gated communities.
A straightforward residential charger installation in Nigeria can fall roughly within the ₦300,000 to ₦1.5 million-plus range depending on charger specification, cabling, protection equipment and electrical upgrades.
An estate project can cost considerably more because it may involve multiple chargers, trenching, longer cable runs, new distribution equipment, metering, parking modifications and load-management systems.
That is why quotations should follow a site assessment rather than simply multiplying the price of one home charger by the number of parking spaces.
Plan Charging Around Nigerian Power Conditions
Grid supply should not be treated as the only consideration.
Some gated communities already combine grid electricity with generators, solar installations, inverters or battery storage. EV chargers must be planned around how these different power sources operate.
For example, allowing several vehicles to begin charging automatically when generator power comes on could create an unwanted load. Smart charging or load management can prioritise available capacity and schedule vehicles rather than allowing every charger to draw maximum power simultaneously.
For most residents who park overnight, slower AC charging can also be more practical than installing expensive high-powered fast chargers.
